WARNER PLACE RESIDENCE

Warner Place Residence in London, ON has stood the test of time. The 49,000 sq. ft. seniors’ residence was built in 1985 with a focus on adding affordable housing and rental units for seniors in the London community. The structural engineering and design were completed by our founder, Fred Gray. The masonry bearing and shear walls run along the corridors and demising walls, providing strong structural support for its 7 storeys and effective sound dampening between units. The walls support Hambro joists and reinforced concrete slabs, some of which even cantilever out to support bright and spacious bay windows!

Every structure has challenges, but very few get built abutting century old churches. The foundations along the church were carefully shored, underpinned, and reinforced to ensure the new building and its foundations did not impact the church. The new structure was carefully laid out to avoid adding load to the church while still enabling the architectural vision to shine through. The church and residence proudly stand next to each other to this day.
